ParcelScout — Terms of Service
By installing or using ParcelScout you agree to these terms.
The app
ParcelScout is a land-evaluation tool for cheap raw-land listings. You paste a listing URL or address, and the app pulls public records (parcel data, FEMA flood layers, state water boundaries, county tax records), runs a deterministic scoring engine, and returns a heuristic tier (A / B / C / DQ), a composite score, a confidence value, and reason codes. ParcelScout surfaces public information and assigns a heuristic; it does not recommend purchases.
The honesty guardrail (read this part)
This is product-defining. ParcelScout will never:
- Output a probability of appreciation, a "% chance to double," an expected return, or any equivalent number. Those numbers are not derivable from the data available here, and putting one on screen would make the tool misleading.
- Tell you to buy or not buy a parcel. Tier A means "high composite, high confidence" — it is not a purchase recommendation.
- Clear a parcel as safe to purchase. Recorded access, liens, and CC&Rs can only be confirmed by a title report. Every non-disqualified evaluation carries a standing "order a title report before purchase" flag, permanently.
- Substitute for a licensed real-estate agent, title officer, surveyor, attorney, appraiser, or financial advisor.
Evaluations are best-effort and can be wrong. Public-records databases lag reality; aggregator feeds are incomplete; seller listing text is often inaccurate. You are responsible for verifying anything that matters with the underlying source (county records, title company, on-the-ground inspection) before acting on it.
What you can do
- Use ParcelScout for your own research on raw-land listings — for personal investment, for buy-and-hold, for "should I drive out to see this parcel" triage
- Submit ground-truth corrections (Pro) — confirming facts about parcels you've personally verified, so the shared dataset improves for everyone
- Save parcels to your watchlist (Pro) and receive alerts when their enrichment changes
- Share an evaluation result with the agent, title company, or contractor you're working with
- Cancel a paid subscription via App Store or Play Store at any time
What you may not do
- Reverse-engineer, decompile, or attempt to extract source code from the app
- Submit fraudulent ground-truth corrections (false sold prices, fabricated access status, etc.) designed to skew the shared dataset
- Scrape, mirror, or republish parcel data, evaluations, or the shared ground-truth dataset at scale
- Use ParcelScout to bulk-evaluate inventory for resale by an automated scraper or for a competing data product
- Pass ParcelScout output off as your own professional appraisal, broker price opinion, title opinion, or legal advice
- Rely on ParcelScout as a substitute for a title report, professional inspection, licensed appraisal, or legal counsel
Your content
You retain ownership of the listing URLs, addresses, notes, and ground-truth corrections you submit. You grant us a limited license to store and process that input for the purpose of generating your evaluations and (for ground-truth corrections only) improving the shared dataset. We do not claim ownership of parcel records themselves — those come from public sources.
AI-generated narrative (Pro)
For Pro subscribers, ParcelScout includes a qualitative AI narrative on each evaluation, written by Anthropic's Claude from the parcel's enriched attributes. The AI does not produce the numeric score, the tier, or the confidence — those come from the deterministic scoring engine. The AI narrative is best-effort, can be wrong, and is advisory only. Verify any specific claim against the underlying record.
Subscriptions
Paid subscriptions ($4.99/mo or $29.99/yr at launch) auto-renew through the App Store or Play Store unless cancelled at least 24 hours before the end of the current period. Refunds are handled by Apple or Google according to their policies. Glippin Toys, LLC never sees your payment card or bank information.
Free-tier metering
Free users get a capped number of evaluations per month. Attempting to circumvent the meter (sock-puppet accounts, modified clients, etc.) is a violation of these terms and grounds for blocking the underlying device or account.
Crowdsourced dataset
Ground-truth corrections you submit become part of a shared dataset that improves scoring accuracy for all users. The corrections are public-records facts about parcels — not facts about you. Contributors are not identifiable in the shared dataset; your anonymous user ID is retained on the contribution only for abuse prevention.

THE APP IS PROVIDED "AS IS" WITHOUT WARRANTIES OF ANY KIND. PARCELSCOUT IS NOT LIABLE FOR FINANCIAL DECISIONS YOU MAKE BASED ON ITS OUTPUT, FOR PURCHASES OR PASSED-OVER PURCHASES, FOR INACCURATE OR OUT-OF-DATE PUBLIC RECORDS, FOR AI NARRATIVE ERRORS, OR FOR ANY OTHER OUTCOME OF USING THE APP. NOTHING IN THE APP CONSTITUTES FINANCIAL, LEGAL, REAL-ESTATE, BROKERAGE, APPRAISAL, OR TAX ADVICE. EVALUATIONS ARE BEST-EFFORT AND HEURISTIC. ALWAYS VERIFY WITH THE UNDERLYING SOURCE AND ENGAGE LICENSED PROFESSIONALS BEFORE PURCHASING OR PASSING ON A PARCEL.
Changes
We may update these terms. Continued use after updates means you accept them.
