ParcelScout — Privacy Policy
ParcelScout is built by Glippin Toys, LLC. We respect your privacy. This page describes what ParcelScout collects, why, and how you can control it.
Summary
- No account, no email, no password. ParcelScout signs you in anonymously. We never ask for your name, email, phone, mailing address, or any contact information.
- Listings and evaluations you generate live under your anonymous user ID. You can delete your account and its data from Settings (see Your rights below for what is and is not removed).
- Parcel records are public. The APN, zoning, assessed value, flood zone, and water-provider boundary we look up come from public county and government GIS records. That data was never personal to you.
- Crowdsourced reports you submit (you confirming "this parcel is actually landlocked," "this listing actually sold for $X") are stored with your anonymous user ID and shown to other signed-in users on that parcel's page. They are not used by the scoring engine.
- No advertising. The app uses Google Firebase Analytics for screen-view events (see Third parties below).
- Subscriptions are processed by Apple, Google, and RevenueCat. We never see your payment details.

What we never collect
- Names, emails, phone numbers, mailing addresses, government IDs (we do not ask for them; anything you type into a free-text field, such as a report note, is stored as you typed it)
- Your real-estate brokerage account, escrow account, or transaction history
- Your net worth, income, or any financial information beyond what Apple/Google share with us about subscription status
- Your location (we don't ask for GPS; the parcel's centroid is the only coordinate involved, and it's the parcel's, not yours)
- Anything from advertising SDKs (we use none)
Where your data lives
ParcelScout runs on Google Firebase (Auth, Firestore, Cloud Functions). The database (Cloud Firestore) and the Cloud Functions run in US regions of Google Cloud. Writes to listings, parcels, and evaluations are made only by our Cloud Functions; the app writes your watchlist, ground-truth reports, content reports and blocks directly to Firestore, under security rules. Per firestore.rules, you can read only evaluations tied to your own anonymous user ID.
Third parties
- Firebase (Google) — anonymous authentication, database, cloud functions, crash reporting, analytics (screen-view events)
- Firebase App Check (Google) — verifies requests come from the genuine app; processes a device attestation token.
- RevenueCat — subscription receipt processing and entitlement state
- FEMA NFHL ArcGIS — flood zone and floodway lookup. We send a point (lat/lng of the parcel centroid). No user data, no API key.
- County and State GIS services — parcel boundaries, APN, acreage and assessed value where the county publishes it. Our servers send a ZIP code or a point or area query; we do not send your user ID.
- State water authority ArcGIS (ADWR) — AMA / INA boundary, community-water-system service area. Point query at the parcel centroid. No user data, no API key.
- US Census Bureau APIs — address geocoding. Anonymous, no key.
- Apple App Store / Google Play Store — installation, updates, subscription billing
Ground-truth reports
On a parcel's detail screen, "Report what you know" lets you post an observable fact about that parcel (for example recorded access, water, or an actual sold price). Each report is stored with your anonymous user ID and is shown to other signed-in users on that parcel's page; other users can report it or block you as a contributor, and a report is hidden once three users have reported it. Reports are not used by ParcelScout's scoring engine, and ParcelScout does not currently generate AI text from them.
Your rights
- Delete your account and data: Settings → Delete account & data. Permanent. The deletion runs on our server as soon as you confirm, and automatic Firestore backups made before then expire within 7 days. It removes your listings and evaluations, your watchlist, your Pro entitlement record, and your sign-in record. It does not remove the shared parcel cache. Ground-truth reports you submitted remain, with the user-ID field replaced by "deleted"; each report's own ID still contains your anonymous ID, and content reports and blocks you made are not removed. If our server cannot be reached, the app removes only your watchlist, ends your session, and tells you the rest remains.

Not financial, legal, or real-estate advice
ParcelScout surfaces public records and assigns a heuristic tier. It does not output a probability of appreciation, an expected return, or a "buy this" verdict. Every non-disqualified evaluation carries a standing "order a title report before purchase" flag. Nothing in the app constitutes financial, legal, real-estate, or brokerage advice.
Children
ParcelScout is intended for adult land buyers, researchers, and investors; it is not designed for or marketed to children under 13.
Changes
Material changes update the "Last updated" date above.
