ParcelScout — Privacy Policy
ParcelScout is built by Glippin Toys, LLC. We respect your privacy. This page describes what ParcelScout collects, why, and how you can control it.
Summary
- No account, no email, no password. ParcelScout signs you in anonymously. We never ask for your name, email, phone, mailing address, or any contact information.
- Listings and evaluations you generate live under your anonymous user ID. You can delete them at any time, or delete your entire account from Settings.
- Parcel records are public. The APN, zoning, assessed value, flood zone, water-provider boundary, and tax-delinquency status we look up come from public county and government GIS records. That data was never personal to you.
- Crowdsourced corrections (you confirming "this parcel is actually landlocked," "this listing actually sold for $X") are de-identified and contribute to a shared ground-truth dataset that improves the scoring for everyone.
- No advertising. No third-party trackers.
- Subscriptions are processed by Apple, Google, and RevenueCat. We never see your payment details.

What we never collect
- Names, emails, phone numbers, mailing addresses, government IDs
- Your real-estate brokerage account, escrow account, or transaction history
- Your net worth, income, or any financial information beyond what Apple/Google share with us about subscription status
- Your location (we don't ask for GPS; the parcel's centroid is the only coordinate involved, and it's the parcel's, not yours)
- Anything from advertising or tracking SDKs (we use none)
Where your data lives
ParcelScout runs on Google Firebase (Auth, Firestore, Cloud Functions, Storage) in US-region Google Cloud, in dedicated Firebase projects (parcelscout-dev, parcelscout-prod) isolated from the other Glippin Toys apps. All writes to listings, parcels, evaluations, and ground-truth are server-side via Cloud Functions; the app never writes directly. Per firestore.rules, you can read only evaluations tied to your own anonymous user ID.
Third parties
- Firebase (Google) — anonymous authentication, database, cloud functions, push notifications, crash reporting
- Anthropic (Claude) — generates the qualitative narrative on a parcel only for Pro subscribers, and never produces the numeric score. We send the parcel's enriched attributes (public-record fields + the seller description text); we do not send your user ID or any contact info. Anthropic's paid API does not train on customer data.
- RevenueCat — subscription receipt processing and entitlement state
- Regrid — parcel APN match, zoning, assessed value, centroid. We send an address or rough location; we do not send your user ID.
- ATTOM — tax/delinquency status and sold comps (Pro enrichments only). We send the APN; we do not send your user ID.
- FEMA NFHL ArcGIS — flood zone and floodway lookup. We send a point (lat/lng of the parcel centroid). No user data, no API key.
- State water authority ArcGIS (ADWR) — AMA / INA boundary, community-water-system service area, well registry. Point query at the parcel centroid. No user data, no API key.
- US Census Bureau APIs — county-level population growth; address geocoding. Anonymous, no key.
- Apple App Store / Google Play Store — installation, updates, subscription billing
Crowdsource ground-truth contributions
Pro users can submit ground-truth corrections — confirming that a parcel really is landlocked, that the listed price was the actual sold price, that the water provider declined service, etc. These corrections feed a shared dataset that improves the scoring pipeline's accuracy over time.
Each contribution is stored with your anonymous user ID only for abuse prevention (so we can throttle a bad-faith contributor without knowing who they are). The corrections themselves are public-records facts about parcels, not facts about you. The shared dataset is not for sale, and contributors are not identifiable in it.
Your rights
- Delete account + all data: Settings → Delete Account. Irreversible, immediate. Your listings, evaluations, watchlist, and push token are removed. Ground-truth contributions are retained in the shared dataset but with your anonymous user ID detached.
- Delete a single evaluation or listing: swipe-to-delete in History.
- Remove a parcel from your watchlist: Watchlist screen.
- Disable push notifications: Settings → Notifications.

Not financial, legal, or real-estate advice
ParcelScout surfaces public records and assigns a heuristic tier. It does not output a probability of appreciation, an expected return, or a "buy this" verdict. Every non-disqualified evaluation carries a standing "order a title report before purchase" flag. Nothing in the app constitutes financial, legal, real-estate, or brokerage advice.
Children
ParcelScout is intended for adult land buyers, researchers, and investors; it is not designed for or marketed to children under 13.
Changes
Material changes update the "Last updated" date above and are surfaced in-app.
